Stayed in touch for 6 months, showed some other homes, put on hold again, and then over a year after his initial inquiry, used me to buy 4 lots he wants to build on as an investor. Still planning on buying an $800k+ home and will use me to sell the investment homes he builds too.

After asking if they were also interested in homes as well as lots, I started sending both. Within 3 weeks, we were under contract on a $500k home and closed 60 days later.

He called after seeing my For Sale sign on a $450k listing but it was already under contract. He wanted to find a lot to build on, so I started sending other lots in the $300-500k range. We looked at a couple, then they decided not to build and have made offers with me on homes in the $2-2.5m range. Also listed and sold a $500k investment home with me and has introduced me to his investment partner regarding their commercial investment search in the $3-5m range.
